The Smell Test
Musty smell in the house, especially in summer or after rain — that is crawl space air rising into your rooms. If guests notice it and you have gone nose-blind, trust the guests. A healthy crawl space has no smell at all.
Floors Tell the Story
Cold floors in winter mean missing or ruined insulation below. Bouncy or sagging floors mean the wood is weakened — moisture damage, not just age. Cupping hardwood floors can also trace back to damp air rising from below.
Bills and Bugs
Energy bills climbing for no clear reason? Damp crawl space air makes your HVAC work harder. Seeing more pests — mice, roaches, spiders love damp crawl spaces. And if your allergies are worse at home than anywhere else, the air from below is a suspect.
Look Under There
Pop the hatch with a flashlight. Standing water, white crusty stains on the walls, fuzzy growth on the joists, insulation on the ground instead of between the joists, a dirt floor with no cover — any of these means it is time.
