What Clay Does

Much of the DC metro sits on heavy clay soil. Clay drains slowly — water sits in it instead of flowing through. Against your foundation, that means days of wet soil after every rain, pressing moisture against the walls and wicking it into the crawl space. Sandy soil lets water pass; clay holds it like a sponge against your house.

The Expand-Shrink Cycle

Clay also moves. It swells when wet and shrinks when dry, and that seasonal movement opens cracks in foundation walls and the wall-floor joint — new paths for water every year. If your crawl space gets wetter each spring, the clay cycle is a big reason why.

Why Grading Alone Is Not Enough

Good grading — soil sloping away from the house — helps, and you should have it. But grading moves surface water; it does nothing about the moisture the clay holds against the foundation below grade, or the humid air entering through the vents. Grading is step one. Encapsulation is the step that finishes the job.

Interior drainage to catch what the clay pushes in. A sealed vapor barrier to block ground vapor. Sealed vents and a dehumidifier for the air. This combination takes the soil out of the equation — the clay can stay wet outside while your crawl space stays dry inside.

Can I fix clay soil drainage from outside?

Exterior waterproofing — digging down to the footing and sealing from outside — works but costs far more and tears up landscaping. Interior drainage catches the same water for less money and less disruption.

Will the clay damage my foundation?

The expand-shrink cycle stresses foundations over time, which is worth watching. For the crawl space specifically, the moisture is the main enemy — and it is very fixable.

Does every DC home have clay soil?
