Restored Up Top, Forgotten Below
Logan Circle's Victorians have gorgeous restored facades — and crawl spaces nobody has thought about since the renovation. New kitchens and baths sit on top of joists that have been breathing damp air for a century. If your renovation skipped the crawl space, the most important part of the house is still living in 1910 conditions.
Rising Damp in Old Brick
These brick foundations wick moisture up from the soil like a sponge in a saucer. You can see it as a dark tide-mark on the inside of the foundation walls. A vapor barrier run up the walls cuts that wicking path, and sealing the space stops the humid air that feeds it from above.
What We See Most Here
Joists that are sound but showing surface mold from decades of humidity. Old coal chutes and ash pits converted into dead crawl space pockets. And high-end renovations with the crawl space access buried behind custom millwork — we work around it carefully.
