The Porch-Front Rowhouse Pattern
Columbia Heights' early-1900s rowhouses share a pattern: full-width front porches, brick foundations, and crawl spaces that run the depth of the house. The porch roof dumps water at the front foundation, and the long narrow lot gives water nowhere to go but down. Front crawl space sections are usually the wettest part of the house.
Gutter and Porch Drainage Matter Here
Before we seal anything, we look at where the porch roof water goes. Often the downspouts discharge right at the front foundation — an easy exterior fix that takes enormous pressure off the crawl space. Interior drainage handles what is left. The combination works far better than either alone.

Wet front crawl sections under the porch. Original pine joists with surface mold but still solid — worth saving with a dry environment. And basement-to-crawl transitions where two different eras of construction meet and leak.
